What is your AC doing?
Pick what you are seeing. You get a straight first answer and what to do before Joel gets there.
Running, but blowing warm air
Often a clogged filter, a frozen coil or a dirty outdoor unit. Set the thermostat to Off and the fan to On so any ice can melt, then call before you run the cooling again.
Water around the air handler
Usually a clogged condensate drain line, and Miami humidity makes it common. Turn the system off to stop the overflow, wipe up the water and call to have the line cleared.
A musty smell from the vents
A musty smell often comes from a dirty filter, a wet drain pan or buildup inside the air handler. A cleaning visit is the usual fix.
Outdoor unit hums, fan won't spin
A humming unit with a still fan often points to a failed capacitor or contactor. Turn the system off at the thermostat so the compressor isn't straining, and call.
What a maintenance visit covers
A Miami AC runs most of the year. A visit catches small problems before they stop the system on the hottest day.
Filter
Checked, and replaced if it is clogged.
Coil and drain line
The drain line is cleared before it backs up and puts water on your floor.
Electrical check

FAQ
Questions homeowners ask
Why is my AC running but not cooling?
The common causes are a clogged filter, a frozen evaporator coil, a dirty outdoor coil or a low refrigerant charge. Set the thermostat to Off and the fan to On so ice can melt, then call. Running it frozen can damage the compressor.
Why is there water around my air handler?
Most of the time the condensate drain line is clogged and the pan is overflowing. Miami's humidity makes this one of the most common calls. Turn the system off and have the line cleared.
How often should a Miami AC get maintenance?
Because systems here run most of the year, many homeowners book a check at least once a year, ahead of the hot months. Ask Joel what he recommends for your system.
